Set-Aside Application Guidelines

In order to apply for the set-aside space, you will need to contact our office for an initial meeting.

We are seeking experienced business owners who wish to expand their businesses (open a new location and/or second location).

We also welcome new entrepreneurs who have a business plan, financing and management skills.

We will be glad to help if you need any assistance in the latter areas.

  A total of 15,000 square feet has been set aside for local small businesses at rents that are approximately 33% below-market. This neighborhood commercial center is expected to open its doors by early 2007.

DC USA will be a 550,000 square foot retail and entertainment complex that will bring together high quality specialty retailers, large big box users, restaurants, entertainment and recreational venues in an architecturally distinguished structure.

Target, Bed Bath & Beyond, Washington Sports Club and Old Navy are among the national retailers that will be part of this pedestrian-oriented destination, with most stores directly facing 14th Street between Park Road, the Irving Street Metro and Hiatt Place.

DC USA is being developed by Grid Properties, Gotham Organization and the Development Corporation of Columbia Heights.

Tivoli Square Update

Tivoli Square is the result of a major renovation of the historic Tivoli Theater. 

When first built, the Tivoli was dubbed the Temple of the Arts, could seat 2,000 people, and was the largest theater in Washington. Ten two-story, French-style shops were on the 14th Street side of the building. The third floor of the theater housed approximately 35 office suites where theater management and other businesses were located.

In the summer of 2005, Tivoli Square saw a change. The highly anticipated Giant opened its doors and other retailers opted to join the rebirth.  Significant commercial, retail, employment and housing opportunities have now been afforded in Tivoli Square.

 Business Services Provided by the Business Development Office
Resource Center staff will provide free computer and internet access, as well as marketing, loan packaging, business plan writing, and licensure assistance.
  The DCCH Business Development Office is eager to provide local small business entrepreneurs with assistance, to facilitate their development process and to answer any questions.

   Park Road Facade
Improvement Program
  
      
 DC Department
          of Housing and Community Development  The Development Corporation has been selected by the D.C. Department of Housing and Community Development (DHCD) to administer its coordinated façade improvement program for merchants and building owners of the 1400 block of Park Road. The program will give the commercial corridor a more inviting appearance, thus improving the prospects for retail growth.

The D.C. Government investment provides up to $10,000 for each façade improvement. The DHCD program requires matching funds (three dollars for every 1 dollar given as a grant) from the participating merchant or building owner.

We expect the program to begin in the month of June administratively and be able to provide you with more information as to how the program will be run. Construction at each site can begin only after the merchant and/property owner, DCCH, and DHCD officials agree on the planned improvements. DHCD provides written authorization to proceed.

Construction at each site requires 8-12 weeks of good weather. We do not anticipate beginning construction until early Spring of 2006.
