DCCH, Horning Brothers and Tivoli Partners have worked together on a project providing significant commercial, retail, employment and housing opportunities in Columbia Heights. Groundbreaking for Tivoli Square took place May 13, 2003; target date for completion was 18 months after construction began.

BUSINESS OPPORTUNITIES
 
The entire historic exterior of the Tivoli Theatre has been preserved along with important interior elements. The mixed-use development project includes a state of the art 55,000 square foot Giant Food Store, a sit-down restaurant, ground floor retail, office space and condominium housing with a 20 percent set-aside for low-and-moderate-income households. The Tivoli also features Grupo de Ãrtistas Latino Ãmericanos' acclaimed Gala Theatre.

  DCCH coordinated with the DC Department of Employment Services (DOES) to secure a “First Source” agreement to ensure that Columbia Heights residents get first hiring preference for jobs associated with the project. The Tivoli will generate 180 retail jobs, 400 construction jobs and numerous business opportunities for the neighborhood.

DC USA will be a 540,000 square foot retail and entertainment complex located near the Columbia Heights metro station at 14th and Irving Streets, NW. DCCH, in partnership with Grid Properties of New York, is developing the project, which will provide a significant economic boost for Columbia Heights and for the District of Columbia. DC USA will create 1,600 permanent full-time jobs and 700 construction jobs in the neighborhood.
 
 
The project is attracting national retailers to the Columbia Heights neighborhood. Target has recently signed an agreement known as a Letter of Intent. With a ground level entrance, Target will occupy 169,000 square feet on the second and third floors of DC-USA. Groundbreaking is scheduled for late spring 2003.
 
There has been considerable interest from other national retailers such as Whole Foods, Bed Bath & Beyond, Best Buy, Marshall's, Borders' Books and Music, World Market and Pier 1 Imports. Starbucks has expressed interest in a ground floor corner location for its first Columbia Heights store.

Small businesses will also occupy space in the facility, with 15,000 square feet set-aside at a discount for local and neighborhood businesses. In addition, the development will house a health club, bowling alley, community meeting space and 1,300 underground parking spaces.
